Terms & Conditions

  1. Lynton Cottage comprises 11 privately owned holiday apartments, managed by different operators/booking agents. Guests must abide by the relevant booking conditions for each apartment which can be accessed via the appropriate apartment booking link.
  2. Check-in time is usually from 4pm.
  3. Check-out time is by 10am.
  4. Payment, Deposit and Cancellations. In accordance with each apartment’s booking agent terms and conditions. Guests are strongly advised to ensure they have appropriate holiday insurance in place, particularly if they intend to be accompanied by their dog.
  5. No Smoking/Vaping.   This is a strictly No Smoking establishment, in line with UK government legislation. We reserve the right to charge guests the total cost of any losses incurred as a result of smoking/vaping, to return the premises to their previous condition. We may terminate a booking, in the event of non-co operation by guests on this matter. Smoking/vaping is also not permitted on balconies or terraces but it is permitted in the gardens or at either end of the car park.
  6. Pets. In accordance with each apartment’s own terms and conditions.
  7. Group Bookings.  We do not accept stag or hen parties or similar, Lynton Cottage is just not well suited as a “party” location.
  8. Guest Classification.  We seek to exceed the standards required for 4-star guest accommodation, as defined by the major tourist agencies. This is self-catering accommodation,  and self check-in/out; we do not provide room service or reception services. As a country house style accommodation, our policy is to operate a quiet, relaxed and informal establishment. Peope wishing to party until late or play loud music should seek alternative arrangements. Lynton Cottage has a zero-tolerance policy towards anyone who cause a nuisance to other guests.
  9. Deliveries to Site – Access to Lynton Cottage is tight and a challenge for any sort of delivery van especially if the driver is unfamiliar with the site.  Guests should be prepared for deliveries to require collection from the top of the road that leads to the property (North Walk). There are two well-stocked mini supermarkets in the village (Londis & Cost Cutter) as well as a deligtful delicatessen. All are within an easy walk of our building.
  10. Parking.  There are a dozen or so parking spaces in the private (free) car park.  That broadly equates to one per apartment although Lynton Cottage is infrequently at capacity.  Should additional parking be required then there is a town car park within 5 minutes walk.  The town car park has parking for mobile homes and EV charging.
